40 acres of land were acquired Unconditionally in 2024 and promoted via Rother District Council’s Call for Sites. Rurban Estates subsequently worked collaboratively with adjoining owners on a wider land assembly to put forward a comprehensive vision and masterplan for the expansion of North Bexhill at Lunsford’s Cross. The total land assembly now benefits from a Draft Allocation with the potential to deliver in the region of 500 new homes in total across the ownerships, complimented by ancillary supporting community uses. Rurban were quick to recognise the strategic potential in the original site, and have worked collaboratively with adjoining owners to expand the visions, unlocking a site capable of making a meaningful contribution to housing need and economic growth within Rother District.
Following pre-application dialogue with the District and County Councils, the site is now the subject of an Outline planning application pending determination with the Local Planning Authority. The proposals place a strong emphasis on green infrastructure, public open space and walkable connections, creating attractive spaces for residents and the local community.
